The first week of January 2021 started like a circus. We had a listing that had previously been on the market. The owner let the listing expire, discouraged that his home wasn't selling. We came in a few months later with a slightly different marketing plan but the exact same price. The result was drastically different.
On the first day of showings, we had so much traffic that the driveway was damaged and rutted out. We had multiple offers, many above asking, and the seller had his choice of buyers within a couple of days
That was not a normal market. Sellers in 2024 should approach the process like a normal market.
We consistently explain we don't have "good" or "bad" markets. Our perspective is that money and profit can be made at any point in the economic cycle. What is different, is the marketing strategy.
